MARKET RESEARCH

The only way to accurately price a home for sale is to know the competition. Most agents will simply review properties in the Multiple Listing Service without actually viewing the properties to determine a fair market value for your home. Home features and conditions vary greatly and it is imperative to physically view all of your potential competition. I do this before I meet with you to determine your ideal list price. I also continually study local trends in our economy that may influence our real estate market, and therefore the salability of your home.

PRESENT LISTING PACKET AND CMA

I will review all materials contained in this packet. I will address any questions, suggestions and concerns you may have about listing your property for sale. I will also review our market research including properties for sale, pending, expired or sold that are comparable to your home in the past 6 to 12 months.

DETERMINE HIGHEST MARKET VALUE FOR PROPERTY

After reviewing the CMA, together we will determine the highest market value for your home. You may or may not decide to list your home for the highest market value, depending on your sales objectives.

DETERMINE SALES OBJECTIVES

I will determine how much profit you wish to make from the sale of your home, and also determine when you want or need to move. I cannot meet your sales objectives if you do not share them with us. We are working as a team to get the highest price possible in a time frame that works best for you.

COMPLETE LISTING AGREEMENT AND SELLER' S DISCLOSURE

Once you are comfortable with our listing agenda and the market value we have determined for your home, we will review and complete the listing agreement and seller's disclosure. The listing agreement is a standard contract that all members of the Austin Board of REALTORSR use when listing homes for sale, and the seller's disclosure informs potential buyers about the condition of your home.

Within this packet that you receive, you will find several forms that I need completed to start the sale process of your home.

STAGING YOUR HOME CONSULTATION

Staging your home for sale is one of the most important ingredients to a timely and accurately priced offer. Complete the recommendations for staging your home on the following pages and I will walk through your home with you to provide recommendations for improvements.

PLACE SIGN IN YARD

I will place a for sale sign in your yard. It is important to keep this sign in clear view for "drive by" buyers. I receive multiple phone calls from our for sale signs, so you wouldn't want to block it with a parked car.

PLACE LOCKBOX ON HOUSE

The best way to sell your home is to make it as easy as possible for other agents to show. By placing a key to your home in a lockbox on your house, I am able to track who enters your home at what time, so there really is no danger in allowing this sort of showing procedure. Listings that are available for showing "by appointment only" see an average of 75% less showings.

COMPLETE PROPERTY PROFILE

I will visit your home to ensure a sign and lockbox are in place, deliver temporary flyers for your home, pick up your sellers homework and take marketing notes to properly list your home in the Multiple Listing Service. It is important that I have an extra key for your home, please remember to leave an extra key in addition to the one that will be left in the lockbox.

PHOTOGRAPH PROPERTY FOR FLYERS, INTERNET AND VIRTUAL TOURS

Because 40% of buyers now use the Internet to begin their new home search, I feel it is imperative to have a high quality virtual tour of your home available on line. My virtual tour provider will visit your home to take still photographs for our marketing, and will take several shots for the virtual tour. If there are any views in particular that you would like included in the marketing, be sure to notify me.

CREATE FLYERS

I create color flyers that will be made available for potential buyers. I appreciate your input for the content of these flyers, as you know your home better than anyone. Also, upon request, I am happy to provide a PDF proof via e-mail for your approval.

PLACE LISTING ON MLS

I will submit your property to the Austin Multiple Listing Service. This service will list all of the details of your property including list price and showing instructions. 99% of 7000 agents in Austin subscribe to the Multiple Listing Service, and 60% of all homes are sold as a direct result of being listed on this system.

PLACE LISTING ON WEB SITES

Approximately 40% of buyers now use the Internet to shop for their next home, nearly a 18-fold increase in only 4 years. (NAR).

PLACE LISTING ON PROPERTY TOUR

Some parts of Austin and the surrounding areas have a bi-weekly property tour sponsored by various Title Companies for Austin real estate agents. This gives me an opportunity to show your home to 10 to 20 agents, lenders and title processors who deal with qualified buyers on a daily basis.

STATUS REPORTS

You will receive verbal and e-mail status reports as needed and as appropriate. Our team will contact every agent that shows your home to gather feedback about the condition, price and staging of your home. Positive or negative, we will forward this information on to you in these reports. We will also include information about changes in the market that may affect the sale of your home.
